Removing a wall in a property can be a significant structural change that should be approached with care to ensure the safety and integrity of the building. Here are some key steps and advice to consider when removing a wall:

Consult PIBOB Consulting.

An Engineer will be required to visit the site to assess the property and the wall and provide guidance on whether it is load bearing or not. If it is found the wall in non-load bearing, then no further steps are required, and the wall can be removed safely.

Obtain the necessary building regulations approval.

If the wall is found to be load bearing, then a building regulations approval certificate will be required, this can be obtained from the local authority or by using a private building control company.

PIBOB Consulting carries out Structural Design Package.

The Engineer will consider the loads on the wall and will design a beam and any other necessary supporting structures to safely transmit the loads to the ground. The structural design package will consist of drawings/ details and the calculations that are required for building regulations approval.

Appoint a competent contractor to carry out the works.

Once the structural design package has been given ‘plan approval’ from the building control officers, the package can be given to your appointed contractor to carry out the work. Upon completion of the installation of the supporting members, the building control officer will be called out by the contractor to carry out the necessary checks, once they are satisfied, the final approval certificate will be issued.
